  • Leasing

    Our number one priority is to fill and pre-lease vacancies at the highest rental rates and with the most qualified tenants. We constantly keep our fingers on the pulse of the market by doing lease surveys, enabling us to push rents higher upon turnover and renewal.

    Limiting turnover and increasing tenant retention is also a key strategy for our Management Team. Turnover is expensive and often the best tenant is the one you already have. We strive to limit unnecessary turnover through positive tenant relations and prompt attention to maintenance requests. We handle all rental inquiries, conduct background checks and prepare leases for signature.

  • Software

    Our property managers use the sophisticated Appfolio software, integrating online screening and e-pay portals through appfolio.com to effectively manage properties. Tenants can access their tenant ledger to see all outstanding charges and pay via ACH, E-Check, Visa, MasterCard or Discover. Our screening process utilizes the top credit reporting bureaus, and once a tenant submits an online application (via mobile phone, in person or by desktop computer), we are able to instantaneously check their credit to determine if they fit our screening requirements.

    Our leases have the option to be e-signed upon approval, further streamlining the process. In a single visit, a prospective tenant is able to submit an application, receive an immediate background check, submit a security deposit, sign a lease and receive keys. In our technology-based landscape, owners must have the ability to quickly capture interest and make an immediate sale.


    Once a tenant moves in, he or she can make all maintenance requests online, where submittals are tracked by both our Maintenance Team and managers to ensure a successful resolution. Our maintenance techs have mobile applications for scheduling, and are able to close out each ticket with photographic evidence of a satisfactory fix.

  • Leases

    We use a proprietary lease that is periodically reviewed by our legal team to ensure that we are up-to-date with current landlord/tenant law. In our experience, we have learned that our leases offer more protection to our clients than the standard RHA leases commonly used in the industry. We keep electronic copies on our cloud server and hard copies on site.

  • Bookkeeping

    We construct monthly statement to owners that include

    • Bank reconciliation reports
    • Copies of receipts and invoices from third party vendors

    In addition to monthly reports, owners are able to access their accounts at any time to view all available reports. We pride ourselves on being completely transparent to ensure that answers to questions are only a call or click away.

  • Maintenance

    Our professional, trustworthy and efficient in-house maintenance staff handles the majority of common tenant calls. With an average 16 years of experience working with everything from century-old to new construction properties, they are well-equipped to handle any issue that may arise.

    Through our tenant portal, residents can submit maintenance requests, which are read daily so that our staff can be sent out accordingly. In situations that may require specialists, we have an extensive and well-vetted list of preferred third-party vendors. We competitively bid all work in order to guarantee the best result at the lowest cost.

  • 24 Hour Emergency Line

    Our emergency line enables tenants to reach us 24 hours a day, 365 days a year. Occasionally, issues arise that require an immediate response before more damage is done, and we pride ourselves in swift action to any emergency.

  • Group Insurance Policies

    We offer our clients the option to be a part of our group insurance policy. This policy creates opportunities for group rates that are typically substantially lower than what owners would qualify for individually. Rate quotes are available as part of our management proposal.
